Holiday rental Terms & Conditions

The rented property is a holiday home. It is not possible to rent this property on a yearly basis.

The tenant will return the property after the agreed rental period in the same state it was received in. Otherwise the letting agency has the right to withhold the deposit.

The letting agency will do everything within its power to ensure that the tenant has a peaceful stay in the rented property. In the event of an Electricity or Water cut, or noise due to nearby (municipal) work(s) etc., which can disturb the tenants during their stay, the letting agency can and will not be held responsible if the circumstances arise outside of its control. In case of equipment breakdown such as; jacuzzi, washingmachine, sauna etc, the letting agency will replace and/or repair if the circumstances are within its control.

If incidents occur which are caused by third parties (e.g. water and electricity companies, municipal works etc), the letting agency cannot be held responsible.

If the tenant establishes that there are damaged objects, or that the property itself is damaged, the tenant must inform the letting agency within 48 hours after moving in. Do not replace any broken items yourself!

The contract will be considered as binding, as soon as the letting agency receives the completed and signed contract with the 30% deposit.

Cancellation policy:

If the tenant cancels the agreement up to 6 weeks before arrival, the 30% deposit will not be returned.

If the tenant cancels the agreement 6 weeks from and till the day of arrival, the full payment will not be returned.

We therefore advise you to take out a travel insurance that will cover you in case of cancellation.

On the day of departure the tenant must indicate if there has been damage/loss to objects or the property itself. In which case the letting agency will determine with the owner which costs will be brought into account. These costs will be deducted from the deposit. The property will also be inspected thoroughly at the end of tenancy cleaning. If all is in order, a written statement will be issued by the letting agency to the tenant to confirm this.

The letting agency will return the full deposit at the latest one week (5 working days) after departure. This, of course, if everything has been found in good order or after deducting the costs. The letting agency will inform the tenant previously if the tenant has incurred in costs.

If the tenant causes damage to the property or objects, the tenant is NOT allowed to repair or replace WITHOUT approval from the letting agency. The letting agency will firstly discuss with the owner how to proceed.

If the tenant is late on the day of arrival, the tenant has to report this as soon as possible to the letting agency in order to avoid unnecessarily waits at the property. Flight delay, missed flight, traffic jam, or whatever form of delay has to be reported immediately. If the tenant does not report the delay on time, an hourly rate of € 25 will be charged for each hour later than the expected arrival.

If the schedule allows it and the property is available, the tenant is allowed to move in earlier. This also applies to the departure. Please note: only if it is not a changeover day and the schedule allows!

If the tenant checks-out later than 10.00 am, the letting agency has the right to withhold twice the daily rate from the deposit.

The property and its contents will be treated with respect.

All payments will be done via bank transfer or deposit quoting the reservation number. With the exception of the breakage deposit, the final clean and the linen package, which must be paid for in cash on arrival.

The tenant is responsible for taking out a travel insurance that will cover the tenant in case of cancellation!
